Job Description

Enclave is seeking a Project Manager for immediate hire.

The Project Manager is responsible for planning and coordinating all aspects of the construction process starting during the design phase and ending after project closeout

Key Accountabilities:

The primary accountabilities for the project manager are coordinating/preparing work for the entire project team, estimating project costs, scheduling construction activity in an effective and economical way, monitoring project cost and schedule in real time and make construction related decisions that minimize risk, review construction to ensure work done per specification and of acceptable quality, work with project owner to ensure satisfaction

Primary Functions:

  • Build accurate construction cost estimates
  • Assemble accurate project schedules
  • Act as point of contact for all project team members
  • Hire subcontractors to perform construction activity
  • Order materials to complete construction work
  • Obtain necessary permits to authorize construction activities
  • Read construction plans and specifications to gather information to make construction decisions
  • Ensure work complies with construction plans and building codes
  • Make decisions to resolve construction related conflicts
  • Thoroughly communicate information between all project team members
  • Manage multiple projects simultaneously
  • Review subcontractor/supplier pay applications to ensure accuracy
  • Send out invoices to bank/owner and ensure prompt payment
  • Review product shop drawings and submittals and coordinate between the various trades to minimize conflicts

Secondary Functions:

  • Perform periodic quality control inspections on jobsite
  • Capture project data to use on future construction projects
  • Assist project owners after project turnover with any issues that may come up
  • Assist Superintendents in ensuring that punchlists get completed
  • Assist Superintendents in getting subcontractors to perform specified work and of sufficient quality
  • Assist Superintendents in scheduling day to day activity of labor forces

Skill or Knowledge:

  • 4-year degree in Construction Management or Construction Engineering preferred
  • Ability to work under high stress situations
  • Ability to read construction plans and specifications
  • Ability to resolve disputes
  • Capacity to handle multiple tasks at the same time
  • Capacity to read and understand legal documents and contracts
  • Ability to learn to efficiently use construction related software
  • Effective communication skills
  • Team player, willing to help out others
